Many clients ask ´how do I know there are no debts on the property I want to buy in Spain? ´ One place to look is in the property registry.

One of the key documents to find out if there is a debt on a property in Spain is the nota simple from the property registry.

But what exactly is the nota simple, and why is it so important?

What Is a Nota Simple?

The nota simple is an official extract from the Spanish Property Registry. It provides essential information about a property, such as its legal status, ownership details, any registered debts, liens or rights of others. This document is a must-have when you have decided to invest in a particular property.

The nota simple is an official extract of the data of a property and shows how it is officially registered.

Important:

Note that not every property is completely registered in the property registry. We often encounter homes with an unregistered pool, garages or even complete extensions that are not included in the official description!

The note simply informs:

·       Owners name and percentage of ownership or a right of usage

·       Title of ownership and when it was acquired

·       Description of the property, m2 build area and other important information

·       Mortgages or attachments on the property

·       Possible tax claims related to previous transfers of the property

·       Possible notarial documents that are pending registration
